The city of Chico is divided into zoning districts which implement the General Plan. Several zoning districts have been established by the city and are shown on an official Zoning Map as provided in CMC Section 19.01.040.
Residential Zoning Districts
- Rural Residential Zone (RR) - Maximum 0.2 units per gross acre
- Suburban Residential Zone (RS) - Very Low Density - 0.2 to 2 units per gross acre
- Low Density Residential Zone (R1) - Low Density - 2.01 to 6 units per gross acre (7 units through Planned Development Process) or small lot subdivision
- Medium Density Residential Zone (R2) - Medium Density - 7.01 to 14 units per gross acre
- Medium-High Density Residential Zone (R3) - Medium-High Density - 14.01 to 22 units per gross acre
- High Density Residential Zone (R4) - High Density - 14.01 to 35 units per gross acre

- Planned Development Zone (-PD) - All districts
- Resource Management Zone (-RM) - Open Space for Agriculture, Resource Management, and Resource Management Areas

- Transit Corridor Zone (-TC) - Varies according to General Plan policies
