SARANAC LAKE - The Ampersand Bay Resort on Lower Saranac Lake has been sold to a trio of former New York City residents for $650,000.
Gabriel Iakovidis and John and Keti Zuliani purchased the resort from longtime owner Walt Emmons in April, according to records on file with the Franklin County Clerk in Malone.
The basic price was $485,000, according to the tax stamp filed with the property deed. However, Iakovidis said buying the actual resort and marina business hiked the total price to $650,000.
Iakovidis and the Zulianis opened Gabriel Furs in Lake Placid earlier this month. The three entrepreneurs also own the Woodlake Motor Inn in Lake Placid.
Iakovidis, 36, says he and his partners "don't have any ideas yet" as to what they will do with the resort. He assures neighbors they will be careful with its roughly 44 acres, 13 buildings and 1,000 feet of shorefront.
"It's not going to be one, two, three," the new owner says of any potential development of the property, located near but outside the village limits." We have to plan what we're going to do."
Iakovidis, whose wife is Keti Zuliani's sister, says the two families vacationed in the North Country for 10 years before deciding to invest in the three enterprises.

Federal funds to be sought for local projects

SARANAC LAKE - The Harrietstown Town Board gave the goahead last week to determine if federal funds are available for a $1.5 million hotel expansion project at Ampersand Bay Resort and a "revitalization" plan at the Asplin Tree Farm.
At the request of Ernest Hohmeyer, director of the Adirondack Economic Development Corp., town lawmakers approved a pre-application for certification for Housing and Urban Development monies. The preapplication will determine if the town qualifies for assistance under the HUD office's Urban Development Action Grant program or Small Cities Block Grant program, Hohmeyer explained.
Joining Hohmeyer at last week's meeting was John Zuliani, owner of the Ampersand Bay Resort on Lower Saranac Lake. Zuliani hopes to expand his current business, possibly financed by federal loan funds, to make it a "complete resort and convention facility for year-round use."
Under his plans, lodging at the resort will increase by 34 units to provide a year-round occupancy of 250. In addition, a swimming pool, tennis court, restaurant, meeting room and recreation area will be installed.
The project is expected to be phased-in over three years, with completion anticipated at the end of 1990. Zuliani, who bought the 40-acre property in 1986 from longtime owner Walt Emmons, estimated the expansion work would cost $1.5 million and create about 50 new permanent jobs.
Zuliani promised that the new housing units would be built, in "log cabin style" to give the facility a "rustic look." The Adirondack Park Agency has given the expanison plan a "verbal clean bill of health," Hohmeyer said. The town planning board last week approved Zuliani's preliminary site plan.
Zuliani said he was uncertain when construction would begin because he was still exploring which federal funds to apply for. "It's all a big jigsaw puzzle right now," he said.
