The State Fairgrounds are located just east of Woodward Avenue along Eight Mile Road. The Michigan State Fair was held there until 2009. The Shoppes at Gateway Park are to be built on Fairgrounds land.

On April 9, 2011, Rick Snyder signed bills that allow the fairgrounds to be redeveloped. The land will probably be given to the State Land Bank and sold to developers.​

As of September 2012, Magic Johnson, Joel Ferguson of Lansing, and Marvin Beatty are planning a mixed-use proposal that includes an Amtrak station.  The site would be next to the Shoppes at Gateway Park (aka the "Gateway Marketplace")​. They submitted the project to the Michigan Land Bank Fast Track Authority, which is reviewing it.
